How does the broker/agent get paid?

Since the property is being sold short, the seller can not pay commission. In just about all cases, the lender is the one paying commissions on the sale. We work diligently to insure that all parties are compensated well for their efforts in this process. Our firm will pay a listing broker 30% of the commissions generated at closing. In most cases, that is nearly what the average listing commission is and you don't have to sell the property or invest hours upon hours in attempting to work the short sale maze.

Is there a cost to the seller?

There are no commissions to the seller unless the property sells for more than payoff. The only cost that seller must pay are the marketing and promotional fees for advertising and conducting the online auction. Also, included in this package is an initial consultation with a short sales expert who will explain what they need to do in order to prepare for the short sale process. Once a contract is taken, this expert walks them through the process and receives authorization to work the rest of the short on their behalf if needed.
